The most common remodel complaints we hear from homeowners about other contractors are the same complaints, repeated: started late, ran over budget, ended later than promised, surprised with change orders. Almost all of these come from one place — the scope wasn't fully defined before work began.
We do remodels by writing the scope down. Every line item, every material spec, every potential repair we identified during the walkthrough. Change orders happen when something genuinely unexpected is found (rot behind tile, asbestos in old flooring, a structural surprise), but they're rare on our jobs because we look hard during the estimate. Your bid is what you pay, unless something genuinely new comes up — and if it does, you know about it before we proceed.

Start and end dates. How you'll use the space during work. Where deliveries go. Who's home when, and on which days. The logistics that prevent friction.
Adjacent areas protected with plastic sheeting and floor protection. Demolition contained. Daily cleanup so the rest of your home stays livable.
Trades coordinated, materials managed, daily progress photos shared if you want them. We don't disappear for a week between trades.
Final walkthrough before we leave, punch list addressed within a week, warranty paperwork and care instructions provided.
Bathroom remodels (full and partial), deck builds and rebuilds, exterior renovations (siding + windows + trim as a package), and select interior renovation work. We focus on the categories where we have deep experience. For very specialized work (high-end kitchens, major structural changes), we're honest about whether we're the right fit.
Highly variable. A simple cosmetic refresh (paint, fixtures, vanity, tile) can run $8,000–$15,000. A full gut-and-rebuild with new plumbing and structural changes is $20,000–$45,000+ depending on size and finish level. Master bath additions or expansions run higher. We'll itemize once we understand the scope you want.
A simple bathroom: 2–3 weeks. Full bathroom remodel: 4–6 weeks. Deck rebuild: 1–2 weeks. Exterior renovation package: 4–8 weeks depending on scope. Timelines depend on material lead times — custom orders can extend project length, which is why we order materials before tearing anything out.
Within reason. Standard work hours are 8a–4p weekdays. We can be flexible on start dates and avoid specific dates when needed (holidays, events at home), but day-to-day work hours stay consistent so the project keeps momentum.
