Leak diagnosis
Water shows up inside the home far from where it enters the roof. We trace the actual entry point — usually flashing, valleys, or penetrations — before recommending any repair.
Targeted repairs that solve the actual problem — leaks, missing shingles, flashing failures — without pretending the whole roof needs replacement when it doesn't.
Lots of roofing contractors are paid to find reasons to replace your roof. We get more honest mileage out of repairing roofs that have life left in them. If a roof is genuinely at end-of-life, we'll say so. If a localized repair will buy you another five or ten years, we'll say that too.
Most roof leaks aren't field-shingle problems — they're flashing problems. Around chimneys, vents, skylights, valleys, and wall intersections. A skilled repair to one of these areas can resolve the leak without touching the rest of the roof. We diagnose where water is actually entering before quoting the repair.
Every project quote is itemized. Here's what tends to be in scope on a typical project.

Once we know the source, we evaluate scope. Is it isolated to one area, or symptomatic of broader roof failure? Honest answer either way.
Replace damaged shingles, rebuild failed flashing, replace pipe boots or vent collars. Match shingle pattern where visible from ground level.
While we're up there, we check related areas for emerging problems. Better to flag a potential issue now than have you call us back next year.
All debris removed, magnetic sweep for nails, photos of the completed repair shared with you for your records.
If we think you've got 5+ years left, we'll say so. If the repair is a stopgap before full replacement, we'll say that too — with a rough timeline.
Signs of replacement-territory: shingles curling or cupping across the whole roof, granule loss heavy in gutters, multiple leak sites, age over 20–25 years for asphalt. Signs of repair-territory: single leak with a clear entry point, isolated wind damage, age under 15 years and otherwise in good shape. We give honest assessments either way.
We respond quickly to active leaks and storm damage during business hours. For after-hours emergencies, we can usually get a temporary tarp on a damaged roof within 24 hours to prevent further interior damage, with the permanent repair scheduled shortly after.
We try, but exact color matches on aged shingles are difficult — shingles weather and fade over time. We'll get as close as possible. From a curb-view distance, repairs are usually invisible; up close, you may see slight color variation in the new shingles.
Properly executed repairs to localized damage should last as long as the surrounding roof. If we're repairing a section because of installation defects in the original roof, we'll be honest about whether the underlying issue extends beyond what we're fixing.
